A new 5-6 storey building providing 51 assisted living apartments for Barnet Homes.
We selected a concrete frame for the primary structure, in order to deal with the complexities associated with fire, cantilever balconies and services penetrations. Blade columns are set within the party walls between apartments.
This was a brownfield site with a steep slope from front to back. This allowed for the incorporation of a plant room in a basement area.
The foundations are piled due to the ground conditions and high loads. The steep slope meant we had to be a bit innovative with the pile mat design, including some ramps so that the rig could get around the site.
A project that was started in March 2020, just as we all went into lockdown. Design continued, remotely, site work eventually starting in late 2021.
